Tenant Selection
Our objective is to only enter into a Tenancy Agreement with tenants who meet our stringent criteria of suitability. All prospective tenants are required to complete a detailed application form. Our staff then conduct reference checks by contacting previous landlords/agents, current and previous employers and personal referees to establish a sound knowledge of the applicants character and reliability.
Our agency belongs to TICA, which provides us with a database of information about tenants. The prospective tenants name can be checked against lists, which contain references provided by other agents regarding defaulting tenants.
Advertising
All properties are promoted in the following way:
A For Lease sign is placed at the property
A photo and description of the property is placed in our window display
The property is listed on our websites
The property is advertised in the Sydney Morning Herald and the Southern Courier if and when required
A rental list is displayed on our reception desk for prospective tenants
Repairs & Maintenance
We encourage our landlords to present and maintain their properties in the best possible manner.
We have a flexible system to cover the requirements of our landlords who either wish to use their own tradespeople or would prefer to use our cost competitive team of tradespeople.
Rental Payments
Despite the care taken to select suitable tenants, occasionally tenants fall into arrears of rent. When this occurs, a set procedure is instigated. The procedure includes:
5 days overdue a reminder letter is sent and a telephone call is made
10 days overdue formal notification stating that if the rent is not paid within 5 days, a termination notice will be issued. This is followed up with a personal visit.
14 days overdue a termination notice is issued.
Consumer, Trader & Tenancy Tribunal Property and Tenancy Division of the Tribunal
The function of the tribunal is to arbitrate on disputes between tenants and landlords/agents. Our Property Managers have thorough knowledge of the Act and also extensive experience in the operation of the tribunal. We represent our clients in all matters before the tribunal and we have an enviable record of success in this area.
Landlord Statements
We account to our clients on a monthly basis. We offer our clients the convenience of banking directly into their accounts through electronic banking. The funds are banked as cleared funds and a statement is forwarded. Alternatively, some clients prefer a statement and cheque.
Payments of Outgoings
Our accounts department is able to attend to the payment of all disbursements for our clients, which include council rates, water rates, body corporate insurance and all accounts for repairs and maintenance.
At the end of each financial year, we provide our clients with a comprehensive annual financial statement. This statement is drawn up to comply with the Australian BOMA system.
